With our assistance, Sellers are able to save thousands of dollars in commissions. Sellers take full advantage of the marketing power provided by the Multiple Listing Service (MLS) by doing some of the work a Traditional Listing Agent usually performs. Sellers retain the right to sell by owner, while listed in the MLS.

Realtors® search the MLS database when looking for a home for a prospective Buyer. Consumers do not have direct access to the MLS. The information on the MLS downloads to Realtor.com which is the #1 website used by Buyers searching for a home. All Buyer leads from high-traffic websites are directed to you.

Your Responsibilities Include:

  • Setting the asking price.  We offer pricing assistance.  Just complete the form below and we will provide a list of similar properties currently on the market and recently sold.
  • Taking Calls and Arranging Showing Appointments.  Realtors® representing Buyers will contact you directly to schedule showing appointments. Consumers will also contact you directly regarding any quesitons they may have about your listing, or to schedule an appointment to view your property.
  • Your phone number is on our sign, and your first name and phone number will appear on all public websites.
  • Providing both interior and exterior photos of your property.
  • Determining the amount of the commission that you will pay a Buyer’s agent. This amount is posted to the MLS. If you sell the property to a Buyer who is not represented by an Agent you pay NO commission.

To List Your Home:

Visit our List Now page to purchase the services you desire. Then, complete the Listing Agreement and Property Report Form and fax these documents to us at 847-627-8170.

Please submit all photos to photos@phrmarketing.com. One photo must be an exterior photo of the front your of your home.  No people, pets or advertising are allowed in the photos. All photos must be in a jpg format and 500K or less.   If you have any questions, please call 224-725-7012.

Your home will be listed on the MLS within 24 hours.  It may take a day or two to appear on the other sites.  Chicagotribune.com downloads can take up to one week.  We will e-mail a copy of your listing to you for input verification and review.
